Property Purchase

The fees quoted include all work which you will need to purchase your home. This includes, dealing with registration of the Property at the Land Registry and the payment of Stamp Duty Land Tax if the property is in England, or Land Transaction Tax (Land Tax) if the property you wish to buy is in Wales.

Please note all prices below are exclusive of VAT. The disbursements may vary depending on the location and the property price. These disbursements are approximations.

Other Additional Fees (which may be applicable to your transaction):

  • Telegraphic Transfer: £25
  • Administration for Applying Unilateral Notice with the Land Registry: £50

Disbursements (third party costs)

Disbursements are costs related to your matter that are payable to third parties, such as Land Registry fees. We handle the payment of the disbursements on your behalf to ensure a streamlined process and service. The costs provide below are only approximate as they may vary according to which search provider is used. Please note the variance is usually minimal and we would advise of this before making payments.

  • Search Pack: £270 (excluding VAT)
  • Chancel Indemnity Insurance (only if required): £30
  • Bankruptcy Search: £2 per person
  • ID/AML Checks: £6 - £12 per person
  • Land Registry Searches: £6-£12
  • Land Registry Fee to register the property: £40 - £910 (depending on price of property, this is on a sliding scale which can be found on the government website)

Stamp Duty /Land Tax (SDLT)

Stamp Duty is dictated by the price of your property. You can work out the amount you will need to pay by using HMRC's website or if the property is located in Wales by using the Welsh Revenue Authority's website. In due course we hope to be able to provide an online calculator here for ease of use…. Please watch this space!

How long it will take from your offer being accepted until you can move to your house?

As an industry average, we would quote eight to twelve weeks. This is a standard response from almost all Conveyancing Solicitors. However, we will do our upmost to make this process as quick and seamless as possible. On occasions, there are delays out of our control, such as people around us in the chain of transactions being held up by surveys, searches, or offers (just to name a few). Of course, if any of these become an issue, we will of course keep you updated.

The stages of the purchase process we will undertake: -

  • take your instructions and give you advice.
  • check finances are in place.
  • advise on contract documents.
  • carry out searches.
  • obtain further planning documentation if required.
  • make any necessary enquiries.
  • give you advice on all information received.
  • go through your mortgage offer with you.
  • send the final contract to you for signature.
  • agree a completion date.
  • exchange contracts.
  • arrange for all monies needed to be received from the lender and you.
  • complete the purchase.
  • deal with the payment of Stamp Duty/Land Tax.
  • deal with the application for registration at Land Registry.

However, we will do our upmost to make this process as quick and seamless as possible. On occasions, there are delays out of our control, such as management packs being prepared for leasehold properties.

The stages of the sale process we will undertake: -

  • take your instructions and give you advice.
  • answer any pre contract enquiries.
  • obtain a copy of the Title and draft a contract to send to the purchasers Solicitors.
  • get together information on fixtures and fittings and send these to the purchasers Solicitors.
  • respond to any further enquiries.
  • receive the transfer deed and arrange a signature with you.
  • arrange an exchange and completion date.
  • obtain a redemption statement from any Lender.
  • transfer any remaining money from the sale to the seller.

How long will the re-mortgage of my house take?

As an industry average we would quote four to six weeks. This is a standard response from almost all conveyancers It can be quicker or slower, depending on your individual circumstances and how quickly the parties respond and return the necessary documents.

The stages of the re-mortgage process which we will undertake: -

  • take your instructions and give you advice.
  • obtain the Title Deeds from HM Land Registry.
  • receive your mortgage offer and report to you on this.
  • apply for searches or obtain a search indemnity (dependent on what your lender requires).
  • request an initial redemption statement from the lender.
  • send a draft completion statement for you to check.
  • report to your lender and confirm you can comply with the mortgage conditions.
  • set a completion date.
  • re-check the redemption figure.
  • transfer any remaining surplus funds to you.
  • apply to the Land Registry to register the new lender’s interest.
